When homeowners experience water in their basement, they often hear about two solutions: interior drainage systemsand exterior drainage systems. Both systems are designed to manage groundwater around the foundation, but they work very differently.

Why Basements Leak

Most homes were originally built with an exterior drainage system installed around the footing. Over time, these systems can fail because the pipes clog with soil, collapse, or stop draining properly.

When the exterior drainage fails, groundwater builds up around the foundation and creates hydrostatic pressure. This pressure forces water into the basement through:

The cove joint (where the wall meets the floor)
Foundation cracks
Floor cracks
Porous concrete walls

This is why many basements start leaking years after the house was built.

Exterior Drainage Systems

Exterior drainage systems are installed around the outside of the foundation by excavating soil down to the footing. A drain pipe is installed along the footing and surrounded by stone.

The biggest challenge with exterior drainage is where the water will go. The pipe must slope away from the home so water can drain by gravity.

If the yard is flat or the discharge point is at the same level as the drainage pipe, the system may not drain properly and water can back up toward the foundation.

Interior Perimeter Drainage Systems

An interior drainage system is installed inside the basement along the foundation footing.

A drainage pipe is installed next to the footing on a bed of stone to collect groundwater where it naturally accumulates. The water is then directed into a sump pump basin, where the sump pump pumps the water safely away from the home.

Because the water is pumped out, the system works even if the yard is flat.

Why Interior Drainage Often Makes More Sense

For many existing homes, an interior perimeter drainage system is the most reliable solution because it:

Relieves hydrostatic pressure at the footing
Does not require excavation around the house
Protects landscaping and hardscaping
Works even when the yard has no slope
Pumps water safely away from the home
